The name comes from William Berczy, the German-born settler who led a group of families to Markham in the 1790s. The neighbourhood that carries it is far newer, a planned family community on the north side of Highway 7 around Warden Avenue, built mostly over the 1990s and early 2000s. The useful way to look at Berczy Village today is as a place where a whole generation of houses has reached the same age at once.
Where It Sits and What It Is
Berczy Village sits in the central-north part of Markham, north of Highway 7. It is a neighbourhood of detached and semi-detached houses and some townhouses on curving streets, with parks and trails woven through and shopping within a short drive. It does not have the heritage main street of Unionville or the rear-lane design of Cornell. Its appeal is simpler: houses with real room for families, a settled feel, and access to Highway 7, Highway 404 and Highway 407.
The area is home to a large Chinese-speaking community, and the restaurants, bakeries, grocers and services along the Highway 7 and Warden corridors reflect it. For many buyers that daily convenience matters more than any single feature of the house.
Houses That Are Now Twenty-Five Years Old
Much of Berczy was built in a concentrated period by a handful of builders, so many of the houses share their ages. The original roofing shingles, furnaces, air conditioners, windows and garage doors are at or past the point where replacement is a reasonable expectation. A buyer should treat the age of the roof and mechanical systems as a first-order question and ask for replacement records. A seller should assume the question is coming and answer it in the file before the first showing.
The same age profile creates opportunity. A house that has been kept up, with a recent roof, furnace and windows, stands apart from its neighbours in a way that a price per square foot will not capture, and buyers can see it.
The School Question
School catchments are a major reason families look at Berczy, and a major source of assumptions. Boundaries and program offerings are set by the school boards and they change. Do not rely on a listing, an agent, or a neighbour to tell you where a child will go. Confirm the current boundary with the school board directly, for the specific address, before you make an offer.
The Market Berczy Sits In
TRREB’s September 2026 figures put Markham at 4.1 months of inventory, the tightest of the four markets I work in, with a sales-to-new-listings ratio of 40.5%, homes selling at 98% of asking and an average of 34 days on the listing. Citywide, the average price was $1,125,353 and the median $1,051,000.
TRREB does not publish Berczy on its own in the figures I have, so I will not give you a Berczy number. What the citywide picture says is that Markham is the one of the four where days on market did not lengthen, and that a well-priced house in good repair tends to move.
Getting Around
Highway 7 carries Viva rapid transit east and west, and the neighbourhood has quick access to Highway 404 and Highway 407. For rail, the Stouffville GO line has stations in Markham, including Unionville; commuters typically combine a short drive or bus ride with the train. Check current schedules for your own route instead of relying on a general description.
Who It Suits
Berczy suits families who want a larger house in an established, well-served neighbourhood, buyers who value being close to Highway 7 amenities and the Chinese-speaking commercial centres, and people who prefer the space of a detached home to a newer, smaller footprint. It suits less well anyone looking for new construction without upcoming replacement costs, or a heritage setting.
What Sellers Should Know
In a neighbourhood of similar houses built in the same years, buyers compare closely. The seller who has the roof, furnace and window records ready, fixes the visible problems and prices against what has actually sold nearby, rather than against listings, has a noticeable advantage. The 16-day gap between Markham’s days on the current listing (34) and days on the property overall (50) is the cost of a house that was priced optimistically, withdrawn and relisted.
